Arts Space Opportunity – Opportunity to rent space for Artist Studios, Writing Studio, Non-Profit Arts Office Space
An Edmonton property owner with enthusiasm for the Arts has a downtown location with over 5,000 square feet of undeveloped space available as potential studio and office space, with an option for another 2,500 square feet if there’s enough demand. The space is centrally located in the lower level of a building immediately to the north of Latitude 53 Gallery on 106th street at 103rd Avenue.
The owner is willing to finish the space to suit tenants’ needs. In particular, he thinks the space could be divided into artists’ studios, with a clean-up area, a small lounge for coffee & conversation, newly renovated washrooms, and an old-fashioned “lift” or elevator from the main floor loading dock down to the lower level. He is willing to make quite specific renovations around venting and spraying IF there is substantial demand.
Three artists have reviewed the space and believe it definitely has potential as an Arts Space. The lighting right now is fluorescent but modifications could be made to provide full spectrum lighting.
The landlord is estimating a cost, including utilities, for an average studio space of 150 square feet, of around $230 – 250/month.
The Professional Arts Coalition of Edmonton (PACE) is helping to facilitate this project in response to the calls we’ve received from artists telling us how hard it is to find affordable, suitable space to work. We need 25 artists to sign on as prospective renters for this project to move forward. The owner says he can give us until the end of December to determine if this is worthwhile to proceed with or not, and the space could be operational in early 2017.
